‘Pathway to Homeownership’ Soft-Second Mortgage Loan Program
The ‘Pathway to Homeownership’ Soft-Second Mortgage Loan Program is a ‘gap’ financing home mortgage program with three
separate pools of funds from which soft-second loans can be made to finance the purchase or renovation of housing in the
Housing Opportunity Zones. The funds are intended to serve households of various incomes and homeownership needs.

The First Time Homebuyer Fund offers soft-second mortgage loans up to $65,000 and a closing cost assistance grant up
to $10,000 for a homebuyer who has not owned a principal residence within the last three (3) years or no longer owns
a home because of a divorce or death of spouse. This fund is intended to serve low to moderate income families who
are purchasing homes in the Housing Opportunity Zones. [OPEN FOR APPLICATIONS]

The Homebuyer Opportunity Fund offers soft-second mortgage loans up to $50,000 and a closing cost assistance grant up
to $5,000 for homebuyers with higher incomes who are purchasing homes in the Housing Opportunity Zones. [AWAITING FINAL

The Welcome Back Home Fund offers soft-second mortgage loans up to $50,000 for present homeowners to complete the needed
and required renovations of their principal residence that is located within the Housing Opportunity Zones. [AWAITING
